This is what makes this all so fascinating, interesting and challenging if of course, one accepts "the mission"... next to impossible (as some may say) ;-)For what it's worth, this is what I think about all this.

How to find a deal, rehab a deal, contracts, closings, permits etc etc etc, I have it all down like a science, in fact in my area I am one of a handful who pioneered and are "the" experts at the science.

It is only a vertical load, the wall is itself is not load bearing, so I don't expect it to be rocket science.

It can be somewhat fascinating to me to witness these large-scale projects where a given land-space is transformed to one giving rise to an impressive structure.

Nothing about it is rocket science, just takes time and dedication.Frankly, notes can be more profitable than RE.

Flipping is more art than science.
