He is listing it now as a 3 bedroom, and unless they enclosed the den, it's a 2 bed + den.

It's on a main street, right by a mall with lots of public transportation.

If I were you, I'd buy a SFH in a neighborhood with good public transportation to get to the Loop.

I am confused on whether to purchase a 2bd/1bth condo in a gentrified area close to public transportation or purchasing a 3bd/1bath condo in a "ok" established neighborhood.

Transportation was necessary, I used it every day, so it was an expense I could justify and would be able to pay off every month.Really should have been working on those student loans.

Austin is also facing ever worsening mobility challenges without the added stress to the transportation system associated with HQ2. 

However, before you buy a first rental home you have to consider the right location, look for places with lower property taxes, highly-regarded schools, and amenities such as parks, restaurants, shops, and public transportation.
