I have had some repeat bookings and offered them to book direct with me and avoid the fees but everyone so far has chosen to book through the OTAs.

It honestly never occurred to me to use or consider my chosen lender versus what the turnkey company suggests.

You can imagine from all the work you already put in as the owner... is nothing compared to what the GC has to do just to put together a bid, it takes months to get an accurate bid...and that’s if you already have plans and engineering, not to mention a schedule of finishes already chosen (every color,detail,handle,tile etc).

What even shocked me more is that apparently board members of the RICH Club know about his actions but they have chosen to turn a blind eye to it.

A break such as this is something that you can't always explain why you were chosen but you can always look back and know it was a difference maker. 3000 yellow letters can result in helping my wife out, family, and church out.

Justin gave some very viable options and I would agree that option one should be chosen each time.

I aggressively started paying off my student loans, and credit card debt, and poring more money into my 401k and stock purchase program.  

I have not chosen the list yet but I know the filters I believe will be a good start,
