If it's in carpet, you'll probably have to pull the carpet and pad out completely because that odor won't go away.It can be an expensive fix, so do not let it go any longer.

They factor in their margin and make money on the construction draws.Another way to do it is a profit sharing agreement, where you get 30% and they get 70% of the true costs, be aware it is easy to pad building costs on a projectIt does work and can be very profitable.DO YOUR HOMEWORK AND DUE DILIGENCE!!

So do a rent survey using the usual sites as the source (Craiglists, Zillow, Hot Pads, FB marketplace, etc.) paying particular attention to the cheapest units on any of those sites (realize outlier cheap units may be a scam and not really exist).
