@Jason Farr makes a good point about a co-signer that will help you be creative,However, if really want to qualify on your own then look at a couple things:Are filing your schedule C with the IRS?

George, I though about your idea and in fact, I spoke this morning to RE investigator from the MN Department of Commerce and I asked him if I could pay anything to anybody that finds a vacant property for me and he said that $ only could be paid to a licensed RE agent and not to a Co or an individual.

If it was easy all of these buyers would be out there doing it.If the value of the property is in the land then 10% is common here in GA ( There is no set commission in any state but I see this percentage often with a co-op of 5% to selling broker ) .
