@Nathan BrooksI have 2 paragraphs in my P&S agreement under "Purchase Price"(this is not the complete verbiage, just a summary of what is in my agreement) Para 1: sum to be paid at closing: $xxxx, classified as back payments/legal fees..etc or "balance due at closing $xxx (excluding seller closing costs, prorations..etc). 

The problem is as soon as regions found out they have classified me as "unemployed" and pretty much killed my plans.  

Throw up some bandit signs or advertise on online classified sites.

Run a classified ad perhaps (although I suspect that could lead to hearing from some interesting characters)?  

You need to be careful with SIC code as well.

The same item might be able to be classified in different ways.

How should this be classified is it a loan, an investment?

So this whole business of trying to perfectly classify areas by A/B/C/D/F is really very subjective and I think misleading.

I haven't seen too many areas of Denver or surround that I would classify as "good" rent / sale price ratio.
