We added value by turning this unfurnished 4bd 3br into a pleasurable vacation home with each room featuring beautiful, unique art from a local Raleigh artist, cool furniture to match the art's aesthetic, great lighting, a home theater and our futuristic touches.

It’s funny you mentioned linens and other factors into a rental because yesterday I crunched some numbers to see what furniture and such would cost me, so yes you’re right , big surprise ! 

However, first & last and 2 month security plus some needed repairs (on us) and furniture started us almost $40,000 in the hole. 

I actually showed up on the day I won the bid and ran the property management rep. who told me he was there to repair roof and do a cleanup of the furniture etc.  

Simply having tasteful contemporary furniture doesn't cut it in a competitive market like Orlando.

Luckily the client has spent some money on amenities and is improvingThere has been an increase in homes, many are just homes with furniture, some are homes with beautiful decor and nothing to do, the ones that perform the best are also the fewest, good location, decor, and amenities.

Don't cheap out on all the furnishings and make it quiet, decent furniture/appliances, no mini fridges, etc.
