I work long hours and having a visitor over at 2-3am shouldn't warrant a phone call from my parents 🙄They're the ones making money from this whole deal while I don't even get equity or anything - and anytime they're mad they hold the house above my head and tell me I can go back to living in my car - which at this point almost sounds more worth it. 

A part of me would speak "internal voice" why don't you go buy your own place where you can smoke inside (including weed), leave your space heaters unattended, have 20 plus smelly rabbits, bring in the homeless, pile up crap in the garage to where it is a no-walk or "walk at your own risk zone", drink and wake up every morning yelling and screaming at each other all while waking up the entire peaceful quiet cul de sac, change locks at will.......OMG the list goes on. 

So I have to ask: is this remodeling project even happening in the Tampa area, in a location you can visit? Or

Tell them you enjoy them as tenants but that you will file to evict them if they do not either stop the pets or pay for the pet addendum.Also request long term visitor/caretaker contact information to have on record.

Nothing screams "amateur" more than a nice smooth patch on a rough textured wall. ;-)You can buy small cans of texture touch-up for under $10 at a hardware store.

On the contrary, compared to the surrounding homes, it screams “rehab me.”

For the more recent visitors here, I looked into this business model a few years back. 

I also stated tenant is responsible for mowing the lawn, no overnight guests for more than a certain number of days, no smoking, no other pets including visitors, etcFor my SFH in San Francisco Bay Area that I self-manage, I have the same rules as Indiana but a few more specifics.
