Another of my recent personal faves was when a resident rented an apartment from us, then promptly stopped paying rent and fell off the map.

Then I could dangle the carrot of giving them their deposit back promptly, bla bla. 

The tenant's personal property must be stored in a reasonably secure space and the tenant notified promptly that it is stored.

Fortunately, I had a detector and the fire department was alerted (and promptly evacuated the house!).

Big difference.On the report you mainly want to look for indications that the person pays their bills promptly.

I wasn't around that day.She turned up in our white work truck, F250 with long bed etc, introduces herself, and proceeds to get out this huge keyring with 40 odd keys.The contractor looked at her between the eyes and without prompting said "this will be contractor pricing then".Never underestimate the power of things like the work truck or the big keyring to be taken seriously.

Quality of life in SF continues to decrease with high burden of homelessness, filth, crime ( car breaks in for example ) which will also prompt people to leave.

She might have worked at a certain type of establishment, but she was a prompt paying the rent.

On top of that I recently added a business line through "evoice" which allowed me to create a prompted message telling the tenant to send me an email for all requests.
