Another option would be to move the stove and fridge (same configuration with stove closest to sink but on the 12 foot wall, fridge to the left of it, and then change out the cabinets at the end of that wall into one big pantry with shelves for food items.

It's up to the tenants to figure out their parking.On place I looked at in downtown Santa Rosa, for instance, only has the option of parking in the city parking garages, and the closest one with any openings when I was looking, was several blocks away.

If there are banks within a reasonable driving distance, closest small town, then anyone a landlord would choose to rent to should be of reasonable enough intelligence to manage a bank account.

The closest thing I can think of is in the title search, but the title companies are really just checking the title for current and/or potential liens on the property.
