Waiting might sound like a decent approach, especially with all the noise in the current climate, but remember investors make money in all parts of the market cycle.

San Diego climate is perhaps as good as anyplace in the US. 

I'm in Canada, so a very different climate.

It was unique climate in history and lending has obviously changed since the housing bubble Ten years ago but apparently ten years is just long enough for people to forget all the lessons that were learned back then .

The best areas to invest are where you can merge the best teams on the ground with the right market climate.

At the end of the day all someone really needs is a bed, electricity, heat/cool (depending on climate), water, toilet, and a locking door.

They're moving out in the end of June and I'd rather not even attempt the eviction route in this climate (not even sure if you can still evict for illegal activities).
