@Charles VinetteIn this country, most of the lenders have quite good underwriting and mortgage servicing systems.When if comes to modelling mortgages (amortizations, terms, rates, payment frequency, pre-payments, rate changes, etc), there is little that cannot be done using a spreadsheet (even for Canadian residential mortgages where interest is compounded semi-annually.There are some descent spreadsheets which are freely available - Vertex publishes a few descent one which work for both Canadian and U.S.A. mortgages.

Then maybe go to bi monthly, then semi-annual, etc.

I hope there are some patient experienced “lions” out there within Hawaii or familiar with Hawaii’s market that could help this (semi) young-pup out, weather it be an awesome conversation, tips or tricks to help find the right path of direction or the dream/goal of a life long friend and mentorship.  

I'm all cash currently and think either this or wholesaling is something semi-safe at this moment.

@Joe S. since handrails are such a high traffic surface, I recommend a hard enamel-type paint in a satin or semi-gloss finish.

@Ryan Muska is a good example of that scenario.If you want to own property and do not want to find it, renovate it, manage it or build the different layers of team required to do that, then buying a semi-passive investment from a company that does all three of those things - Turnkey - is a great way to go about investing.
