So technically it cost me ~ $6000.00 - $6500.00 total to get into the house when the repair costs are factored in.Mortgate DetailsFHA with 3.5% down, 30 year mortgageTotal monthly payment (everything included): $1143.00Home Info1,110 sq/ft per side, 2,220 sq/ft totalEach side is a two story unitMedium sized kitchen (All normal appliances will be included or installed)2 upstairs bedrooms each side1 full bath, 1 half bath each sideCovered concrete patio each sidestorage shedSeperate Driveways on each side of DuplexRentProjected rent is $900 per side (I will have to pay for water, this will be included).Rental side: $900Roommate: $425Total (While I live in one side): $1325.00Total (When I move out): $1800.00Cash Flow (Before maintenance/Vacancy): $1800.00 - $1143 = $657.00/monthI spent all weekend painting and arranging "contractors" to do all the work I don't want to do.

I presently have a property I bought for $132,000 that is out the door points and closing fees....that I am in the process of rehabbing , you can see the start of the adding 700 sq feet converting the patio, that will sell for $280,000 to $290,000...now those you can find just once in awhile..after all is said done will hit that 50k net profit mark...have others that are in my sights..If I can help in some way let me know.

We had a showing at our home today....the agent stepped outside to take a cigarrette break, leaving the buyer inside alone for 10 minutes, then putting the cigarette out onto our exterior concrete patio.

My point is yes, “shoddy” (your words).To reference some examples - they put in a new water heater and when my PM went to get the water turned on by the water company – this is what we received from water company…..WATERCANNOT HAVE STAB FITTINGS OR PLASTIC PIPE BEFORE METER, GASHOLE IN CHIMNEY FROM OLD WATER HEATER VENT NEEDS SEALED AND CLEANED OUT DOOR MISSING NEEDS SEALEDI paid to fix it so I could get it turned on and rented.
