Utilities (heat, a/c, water, waste etc) will be taken care of exaclty how my brother has handled them, there is a wonderful program here in AZ (where summer months require large a/c bills) to take the last two years of your utility usage and average it for one low constant monthly payment, the bill is the split by the roomates (about $25 each) which is paid on top of the rent payment (this is the norm here).

But as a parting gift, they had flushed a washcloth down the toilet and backed it up, the place had personal stuff left behind including a futon that we had to get rid of, there were 9 days of water/sewer usage they didn't pay for, and everything had to be cleaned yet again.

Yes it was first of the month and he yelled that he does not owe me money on that day.I didn't want to aggravate him any more and wanted to deal with him in a cool manner so as to not get hot tempered and say some thing inappropriate in a heated moment.Gosh this guy is really making me think why I should go through all this nonsense.Thanks
