I do not allow them to sign a lease until they've presented certified funds for security and first month's rent (usually at start of lease-signing appointment, or I'll send lease electronically once funds are deposited-- Google wallet works great for that).

If the property is on a mechnical lockbox versus the electronic lockbox (like they use with HUD properties) you might be able to just send your buyer there to take a look at it themselves without the use of a realtor.

On any subsequent offence, the landlord can file a "Final Notice to Vacate" which requires arrears to be paid within 7-days, but the tenant is still required to vacate within 15-days (unless the landlord agrees to allow the tenancy to continue).The reality of life today is that electronic transactions are prevalent. 75% of our tenants pay electronically and those numbers are skewed by our "international student house" where most pay by cash.
