If in the heading of a contract you have "Option Contract" it better be a valid option contract, otherwise it appears that you were engaging in giving the perception of doing something that actually doesn't conform to the requirements of that type of contract.

I would not do the "live in flip" at this time given my perception of market risk over the next 1-2 year holding period, but quick flips on amazing deals largely mitigates these short term market risks and if you have a strong equity position on your duplex you are also largely mitigated there.

Stock is harder than real estate as market is only a PERCEPTION, market is based on other peoples feeling and no matter how technical you want to get, it will be very difficult to predict, you just have to follow money trails and be smart about it. if you win 50%+ of the time, then you are a winner, nobody wins all the time.

If these folks have ever applied for a car loan and or a credit card they have been asked all similar questions, with a similar process.I suppose there are people in our society who have never applied for a car loan and or a credit card and then these folks might be intimidated by this process.
