I think this is a touchy situation , here is my thought process: 1 - if the locks are changed, you and/ or the remaining tenant can possibly be sued for illegal eviction, unless there is some documentation of domestic violence-in my area, the landlord/owner needs to protect the victim of abuse with the proper paperwork ie protection orders (reference your states landlord tenant act on domestic violence) and notice must be given to the abuser 2 - The tenant who has vacated has not given you actual notice to vacate 3 - In order to possibly amend the current lease, you would need the vacated tenants notice in writing in this situation 4- can the current tenant afford the property on her own, including utilities

So I agree with you that not everyone is a crook, but that is something to look at in the due diligence.I really do understand dirt out of state, I have no idea why someone would choose that over doing properties locally, as if they don't have any properties locally.Seems like all you're doing is going on the hook on a property you are relying on someone else to manage, etc. there are better ways to invest.What happens if your property manager in Tim-buck-too, 800 miles away gets hit by a bus?

The north side fades differently then the south side, so in a few years you can no longer match the color because you end up with eight different shades of colors.I am not sure if this can be avoided by using a very light color like white or almond, but it is one consideration.What color will wear the best, and the most abuse resistant?

My mothers family lived in brockton for years, now fall river, and maybe they put a bad taste in my mouth (god forgive me but they weren't very nice tenants to their landlords and abused the Mass system tremendously-lots of evictions).
