We painted the entire thing, tore out the carpet, refinished the beautiful pine/oak floors underneath (These floors turned out GREAT, they are by far my favorite floors I've ever redone), painting the cabinets, adding new flooring in bathroom and kitchen, subway tile surround, new lighting, new garage roof and staging.All in all I am happy with the way it turned out.

Most of the suburbs where I work (Oak Park, Forest Park, Berwyn, etc) have a lot of 2-4 units, so it is possible to find good deals if you buyers are patient.

I really like the area between 24th street-36th street and Camelback all the way south to about Oak Street...I always tell people (including myself) to become insanely good at analyzing deals, then learn how to go find them.
