When I’m building for investors, in the housing sector, it has always been a 50/50 split, I did all the work/management they put all the money, and nobody got paid tell house sells.

@David Dachtera  nope just 42 years of doing real estate deals at a very high level.and owned one of the largest hardmoney lending companies in the fix and flip space and I have never gotten anyone asking for a loan that learned their craft through REnatusI fund many others that have gone to the TV guru's  Lindahl and others . the most effective of my clients and I have over 3000 loans not a one a Renatus student.. not that they don't exist.anytime you have people like you that make money selling a system and those at the top make all the money then to me its MLM.people would be so much better to simply get a RE licnese and go to work .. either in the retail sector or the commercial sector.. doing it on your own has a failure rate above 90% no matter who teaches you what.. were as realtors only fail 50% of the time..

The assets we are seeing in the small multi sector in Seattle are largely outrageously over-priced, flips by cash investors who are in and out in a year or two and already took the sweat equity out of the property, or both.
