Look for one that reports to all 3 bureaus.Google how to negotiate creditors, the timeframes for statute of limitations in your state for which they can take legal action, call the original debt company and find out when the account went delinquent, creditors manipulate the age of debts, knowing the true date, you can use this to force them to remove it from your history after 7 years if they're that old.

At most I have seen 30% in a C multifamily market in CT.I understand the cap rate and the NOI determine the ARV, however, I am learning it's easy to manipulate numbers to make a property appear to be a better deal.
