Unless you're hard-pressed for the money, I would not pay the capital gains taxes and would instead 1031 exchange into other cash-flowing properties or DST fractional interest properties.

If it's a rolling code type you have a button on the back of the opener that you push usually then you press the button on the remote a couple of times and it's set.
