I plan on starting demo work first week of May and want to get thing thing turned around by 1st of July.

I hired a demo company to get things moving they charged 2400, pricey but they sent out an experienced crew of young guys and we got most of our demo work done in 3 days.  

@Steve Enochs I've tried ALL of them and actually just demoed Kigo which I really like.

They have demo trial subscriptions for free if you want to try it out.  

The  LN product seems very involved to get started (a rep has to contact me for a demo etc?) 

The second-floor apartment is a four-bedroom one bath that requires a full demo.

I have a window guy who's great and got it all @$305/window, my concrete guy (while slow) was good quality and fairly priced and gave me a discount since I gave him the demo and fence work as well.

In the meantime, we couldn't start demo because it would have jeopardized the buyer's ability to close loan.

Up to the date he had only completed partial demo.
