Add on to that most fo the homes are older sitting on a big patch of Yazoo clay so foundations move all the time.. just a tough area.. spend a little more if you like Jackson and get up north of Lakeland and East of the 55  125k price points thats sustainable..

Dave was spot on - lease terms, length, and tenant quality...plus I’d add on expenses and property type...are going to drive DSTs.

Two months later the roofing job was done, Walters was very impatient to be paid immediately and when I expressed dissatisfaction with the job he assured me if there were problems the contractor would fix them and I needed to send an additional $450. on top of the contract price to cover extra add ons that were not part of the contract price .

Maybe reach out to the investment sponsor and see if they can add one of the other options mentioned above. 

It is a very expensive add on service. 

@Bill Gulley anything to add on this around setting up your business and licensing requirements to stay on the right side of the law?

We just put an Amazon Firestick with Kodi in one of our Airbnb rentals.

For example, if you have no sidewalk in front of your property you might have to add one.

I have one rental property currently and am looking to add one more to the portfolio.
