I've been told that flipping in your own name is considered a no-no, because once you reach a certain number of properties sold you are labelled as a "dealer" - and then all income is treated as "dealer".

Any tactic is to work with a MH dealer who will setup homes in the park and then sell the homes then you can start collecting lot rent.Try running some test ads in the local papers and craigslist for the spots and see what kind of response you get.
