Located a small local park for sale..

A partner and i have recently found a small local mhp that has just been put on the market. We have been interested in owning a mhp for some time now but have seen nothing in our area for sale until this. It is a 2 acre 9 lot park with individual septics and power, paved road and privacy fence around the park. There are currently three lots full and 6 empty. The park has been neglected a little with some grown up grass and random minor things. How do we go about determining wether this is a good purchase for us or if we should leave it alone and look for the next deal? as of right now the lot rents are 125.00 and the listing price is 72k.

The owners also own another park about an hour from the property in question, which is where they live. They want to sell it because they are tired of having to drive that to take care of it (so they say).
