But in my due diligence I find too many imperfections such as:Zoning issuesNo building permits pulled with city/countyToo much rehab needed for the priceConventional lenders won't lend on it (non-warrantable condo, two houses on one parcel, etc...)The improvements I want to make aren't allowed by the cityI struggle to find anything that comes close to the 1% rule here in Utah, Wasatch, and Salt Lake counties.

People (even in Utah) seem to get all excited about markets a thousand miles away that they've never been to, but no one thinks of Ogden unless they have a personal connection there.A friend of mine who has gotten priced out of the Salt Lake market looked at promising markets all over the country and he's circled back to Ogden as one that has all the right ingredients.Hope those properties continue to do well for you.

It would be nice for you to use your friend exclusively, if he is worth his salt and you are very clear about your criteria then there should be little that happens in his market that he does not know about.
