If you flew out specifically to deal with this "issue" in all honesty if you felt you needed to go out for this you need to:A) Sell the property and invest in something else or at least get a place locally you can self manage.B) Move there and self manage your property.  

But I appreciate the honesty and advice.Richard, have you done mobile home rehabs.

To be honest I was just hoping to do it with friends of the family or my dad but since that doesn't look like it's going to work out local banks/credit unions are probably the best bet.

You work your butt off, treat people the way you want to be treated, act with honor and honesty and keep your word.  

In all honesty I have not done much with real estate in the last three years and began pursing other ventures out of fear and analysis paralysis.

Perhaps you do have some assets.So, I'll be honest, I see zero value to your business, as a business.
