Always include a termination clause in your lease, I would suggest making it a harsh penalty and lighten it up most of the time so you will come off as generous.

Forgive me if I sound harsh but I just sold my grandmothers old house and it was chum in the water for every investor/wholesaler around trying to tie it up.

Don't sell yourself short and try to buy your way into wholesaling (sorry if that sounds harsh).
