Tiny leaks can start in vacant houses and then become big issues.  

I think Austin is a great place for some interesting trends like tiny houses, niche commercial, and specialty communities.

I think the real truth is more like "I'm going to give you a very very tiny amount of earnest money to tie up your house so you can't sell it to anyone else if you realize the real value of your property. 

I pay $40-50/time that she cleans in a tiny 1 bedroom condo.  

My advice is that you start writing down every tiny little thing you spend money on so that you can understand where your money is going, then really eliminate the things that are merely wants so that you can save. 

Squabbling over that tiny itty bitty 6% pie, and getting 1/4 of it (half of half of one commission), isn't going to be nearly as big of a win as getting 3% or 4% of that big giant 94% pie.Now, let's suppose you weren't a FTHB.

Maybe they work better on larger sites that are zoned for RV parks / tiny homes / glamping etc. 

I don't know much about the tiny homes market.

The plan is to rehab the main house followed by building 3 ADUs in the back, then flipping or holding afterwards.The area is a bit rough and will be going with basic builder grade finishes .Question: has anyone ever purchased pre made tiny homes instead of building the ADUs on site?
