I was more implying that the 10 days is long time for 10 dollars. 10% after say a 5 day grace period would make more sense.

It is so frustrating because anyone who will take the time to scam someone in a deal will spend the time to figure out how to manipulate any system we create.With my idea, it would be pretty easy for 2 scammers or 1 scammer with 2 identities to falsely report several successful deals done with each other to give the appearance of legitimacy.This is a tough thing.Maybe you just let people air their laundry and take responsibility for what they have to say as Rich said.

But what they don't know is that 30k homes by and Large in the US are really money pits and management intense and for the most part are not a suitable investment for arm chair quarterbacks. those that do well with them live with in an hours drive BY and Large not all but I would say a very Large %.I bought a tear down in Barron Park for 795k in 89.. spent 300 building a new home..

However, if you are looking at managing a rental that is geared toward first time renters or lower income families, those seem to stay rented more than say a luxury high rise condo.

I just want to bring up one other factor, if the unit is small say a studio or smaller 1 bed you might consider furnishing if the area is right for furnished rental.

@Eamonn McElroy the forced savings element where say a family member can save all year long and only have say the month of November to take out part of what they saved, if its taken out any other time they will be taking out a loan and pay interest on their own money, interest goes back into their account.You may be responsible with your savings, you don’t spend frivolously.
