Obviously there are some appreciation and tax benefits, but another investment property will also have those same benefits.Oftentimes, the 1031 can definitely be a leap of faith when you don’t have another property lined up to purchase.

I took a leap of faith and purchased a distressed 6-Unit apartment.  

The security deposit is addressed the same way you would any other move-out.You do have a responsibility to mitigate tenant losses by making a good faith effort to find a new tenant.

Ultimately what worked best for me was to take a leap of faith and join a team of experienced self storage investors already doing it.

But if you keep faithfully looking, they are still out there.

As the co-worker said to me when he brought them over to the showing, "you're just going to have to take a leap of faith."

You at least need to do something in good faith BEFORE you raise the rent.
