It seems most of you are adamant about having positive cash flow, but this seems nearly impossible in my browsing on Zillow in many areas across the country.

I'll keep browsing Kijiji for local deals.

Or browse their websites and note which properties vanish from day to day.Over a few weeks time you'll build up a gut feeling because you're absolutely right, it's an art more than a science. 

While using the site Zillow to browse for multi family investment properties I have noticed what they call their "Zestimate."

Hi BP fam,In browsing through forums, I've come across a number of names in this business (Praxis, Ashcroft, Thompson Investing, Joe Fairless, etc.). 

I have a contact that that's all they do is interface with the city for developers.  

When I first started with them I was a rookie in the full sense of the word and their customer service was superb.Now, I rarely talk to them, but find there interface easy to navigate and access the behind the scenes as aspects of websites (databases, setting up e-mails, etc).
