And I am single too.On the other hand you have 3 bedroom, u are aiming for families and *** a business owner I know how mid class families try save as much as they can.I do not think u need to add value to justify the rent, I would just rather lower it just to get it going at least at first:-) plus, 50$ rent a year is 600$, if the value you will be adding will cost you 350$+ I wouldn’t even bother.And honestly Zillow is not always accurate but this is the only “mid class renter” tool to make sure if price is right.
