As I plan on using the FHA I am using 3.5% in my calculation when analyzing properties and seeing that almost every property at asking does not cash flow as with this smaller down payment the mortgage payment is higher monthly. 

@Taf Reid if you read my posts you will see I am using sold comps and not the Geico Estimated value as the ARV.

It wasn't perfect, I made mistakes and those mistakes have become incredible stories that continue to fuel my desire and provide amusement.

@Mike H. it sounds more like the inspector (it is amusing when a plumbing inspector or electrical inspector catches things he wasn't there to look at, but I be we all have been there.) wants to see the work performed by a licensed contractor and not the homeowner when he says "inspector asking us to get the professional to replace it".
