Defiantly do the routine screening of the students in addition to the full screening of co-signer including the full credit /background check.Based on the description of the tenant issues you had and the fact that they were students I would suggest that you did not fulfill your responsibilities as a landlord.

It looks like most of the options here (cozy/transunion/experien) recommend the tenant fulfilled screening versions which work great for one or two screens a year.

., but if I understood your previous post, you were suggesting someone take a holding deposit FEE, that could only be converted to a security deposit if/when the tenant moved into the property AND FULFILLED THE CONTRACT THEY WILLFULLY ENTERED INTO.
