How does a Realtor find the right Investor to work with?

Step 1. DEFINE what type of asset class you are working first. ( Residential, commercial, etc.)

Step 2. DEFINE within that asset class what type of investor you are targeting to work with as ideal. ( Example: flipper, buy and hold for rent income, etc.) In commercial ( totally vacant, value add 50%, fully stabilized, etc.).

Step 3. DEFINE your minimum deal size and commission you want to make per deal.

Step 4. DEFINE what attributes your ideal client would have and also the attributes of your investors you would NOT want to work with.

Step 5. DEFINE how to market to your ideal investor client, the message you want to send, and how to test and track the results. Basically you are creating a huge funnel for your ideal clients.

I don't become REACTIVE each day I become PRO-ACTIVE working my daily plan to design the life I want that makes me happy and fulfilled. If I did not have a plan and clear direction I would have 100 investors pulling me all different directions with the way THEY like to business.

What you eventually want to achieve is REPEAT clients where they buy in to the way you do business and transactions for the relationship. One off clients on a deal are not as optimal long term. You want an inner circle of repeat clients.
