Have some capital I’m needing to deploy, and wondering if anyone can direct me on what they have found most useful for locating storage until deals.

This is a fantastic program, maybe its being held up in basic process or deployment.

If so, your capital is safe, growing, and ready to deploy.  

One guy had felony assault and explained he came back from an army deployment and caught a guy in bed with his wife.

It depends on your goals, how much capital you have to deploy, what your financing is, etc. . .If you're buying mostly turnkey, good condition properties, you'll need a good amount of capital or credit to get your STR up and running as opposed to a LTR that may already have tenants in place. 

For most people the PMI decision is more about them being able to buy sooner without having to save more $$$ but if for you its about how best to deploy money then I also suspect that if you buy a house hack with PMI and then use leftover money to buy another investment that would give superior returns to buying a single house hack with no PMI. 

I have $500k that I'd like to deploy from the sale of single family rental that I sold this past year.Now that my family and I are set on relocating, I'm trying to figure out where I should buy the property.   

My thinking was that this gives me the ability to deploy more capital of my own at a rate that I would probably be paying for hard money anyways.

I already own a house in San Diego, but when I deployed to the Middle East last year I put all my things in storage and rented it out. 

Define your goals and what you need to achieve and works backwards with how much money you have to deploy.
