@Jd Martin Fair points - in my market, it is 70 degrees in winter and I rent in C class neighborhoods, so anyone who stays for their entire lease is a winner!

So I think I'm airtight legally.Since the tenant is moving out of state, I suspect that if she doesn't send payment for the bill related to the damages I will send her, filing a case in small claims court will likely make me the default winner, not because I have all the documentation, but because she isn't going to be able to afford to fly here to defend herself.

If the end buyer goes that route, they'll have plenty of equity just by virtue of it being a reno'd house in such a prized neighborhood (where several other rehabs have either recently taken place or are currently in progress).

You might have a winner here but I am betting that you have missed something or have incorrect info from your ins agent (needs to know the property is a rental) / property tax numbers (look for state/county and CITY property taxes not just county taxes) / attend a HOA meeting meet the leadership and get a feel for their agenda IE New roofs Paving etc that will cause fee surges.
