I did most/all of the work and I learned a great deal about what to sub out and what to tackle myself.I also learned that flips are time consuming and don't build long term wealth.  

After looking at many houses in person, and running lots of numbers, we have decided to tackle less time-intensive jobs to start (we both work full time).

To add to your advice, I've found that by not including an email reply option with craigslist, and instead just listing your phone number, you get a lot more legit and no spam.

Delete spam and keep the site maintained to promote discussion.I think Jon has done a great job BTW, (your too Josh) maintaing the site.If you need help let me know, be happy to, I'm usually here anyway...LOL

The property probably has a lot of rehab hence the $45,000 in repairs that the sellers are afraid to tackle or can't afford.

Part of what helps me determine rent/flip this is how expensive the housing market is, my time availability to tackle another project, and the availability of houses to invest in.Isanti is a market I determined was near the top in pricing so I sold one in 2015 to purchase two cheaper rentals and I sold my other Isanit house in 2016 to fund a flip and create more working capital.The housing market moves in cycles so I try to change my investment strategy to account for these changes.
