Its really not glamorous work, but its a lot of fun when you're stubborn & finally get what you wanted!

Given the listing history, the owner seems stubborn about asking price even after failing to sell during the hot 2021 market and seeing prices drop over the past year. 

Also, stains on couch cushions and the fabric on the dining room chairs that might not come out.

I never knew why it was a thing to put ugly carpet over hardwoods, but I've had the carpet ripped out in multiple of my units and had the hardwoods sanded, stained and refinished and they look AMAZING. 

If something is showing wear (like a formica counter top) replace it.No cracked tiles or stained grout.New light fixtures if needed.

Consider that the walls that you see as stained will have to be removed.

Like ripped linoleum floors or water stains on ceiling from previous tenants flooding.

I think your problem is that instead of listening to what others have to say that have proven with data and evidence that a 80% success rate is real, you let ego and stubbornness stop you from giving anyone else that is out there to help you a chance.So John, if you still stand by your opinion that a 0.1% success rate is what works for you, then that is your prerogative.
