You don't have to tell the seller what is the fee, BUT if the seller asks the title company, they WILL tell.In addition to this rule, there is a new California law that would affect disclosure, WHEN your buyers is using a federally regulated loan - your assignment fee will be in the HUD-1, which now is called Closing Disclosure.This is a new Mortgage Closing Disclosure by the Consumer Financial Protection Bureau, which published this final mortgage disclosure rule in November 2013 but delayed the effective date until August 1, 2015.

So I am continually seeking out new buyers.To get your list started initially, it takes a while, just depends on how diligent you are about connecting with people, finding out who are buyers, collecting their contact information and adding it to your database.Then again if you have a wholesale that is all tied up properly, you can probably listed it in the market place (depending on if you are a free or a paid user) and send it out to all the buyers on the BP list.And as I know you are in Kansas City - you could also join the local REIA, activate your free website and publish your wholesale properties on that site and have it go out to the entire MAREI buyer list, social media list and MAREI websites.The thing to remember is when ever you talk to an investor online, on the phone or online, to find out what it is that they buy, where they buy it, how many they buy and the best way to communicate with them.

I just recently received a copy of the Latest revision to the minimum PA seller's disclosure form from the State Real Estate Commission (it is not published yet since it requires one additional approval), and I can assure you that buried oil tanks are still an item listed in that seller's disclosure form.
