Indeed I do need to do a bit of soul searching but I'd like to make financial freedom my main priority to then explore creative outlets later. 

Things like new appliances, new windows, new plumbing, new water heater, new roof, new electrical, new outlets, etc. anything I won’t need to worry about replacing or having to work on after I buy it.

There are other areas which are good and i didn't mention, like around the Outlets of LR, and more affordable neighborhoods around the university. 

I disagree with @Victor Wang, there are good pockets south of the i630. you just need to know where to buy. around the outlets is good and parts of the more established neighborhoods. 

Have an electrician in to decommission the stove outlet.

For example, he's the one that drives to the property when an alarm goes off at 2am, he'll go to auctions and bid for me, he does some basic handyman work (hanging mini-blinds, replacing outlets, etc) and when we're staging a property, he gets to move the heavy furniture...
