I just recently put in an offer on a 2-unit with a garden unit in the basement.

And we have only just started, because we still haven't taken account of property taxes, maintenance, property manager fees, the vacancy rate, repairs, gardening, principal repayments, mortgage application fees, appraisal fees, or spider proofing, to name just a few expenses.

She claims she will clean it and there are no damages and she wants money for what she referred to as “sweat equity” that she put into making a garden in the yard with raised beds that she has since ripped out and left holes in the yard or mounds of dirt.

Some list sources won't include all of them, for example we have a duplex classification, 3 or more houses, multi family, garden apartments, and several others.

However, deciding it's more important to have that lifestyle right now, raise your children in a renovated home in a nicer neighborhood -- think childrens' birthdays & sleepovers, cookouts, hosting garden clubs or civic league meetings, etc., is wonderful, too.

The unit does have some issues such as no parking spot, garden level with a long dim hallway.
