I don't have involvement in it, I don't make the decision (Fund managers do) and although I assume that the major component of your question is the "bottom line" issue, it is not the only factor in my decision to go into real estate.I come from a "typical" Jewish family where you had to be a lawyer,a doctor or a CPA to be considered a success.

To me, it's a typical south, South Jersey small town - but more developed because it is the county seat -- in its heyday, everybody went to Woodbury for their doctors, to shop, eat, etc.

All these area are good for tenants that are students, working class, doctors, teachers, law enforcement.

Yeah I do have doctors where the spouse claims re professional status and then married filing jointly so not capped ( this is not legal or tax advice!

Until then, I will assume you're just looking for general advice...My recommendation is to focus on the professional associations you have and the associations you have with those who have higher incomes (your doctor, lawyer, accountant, etc).

If you get enough experience behind you then you can solicit and find your own private funds from Doctors, Lawyers and high profile people who want a higher payout on their money than having it in CDs or savings.

In my opinion, unless you're going to be a doctor or some specialized field, college prepares you for a career.

For my age and health it was very cheap, I do not really go to the doctor thought so its only for a serious medical issue for me.
