You can't own collectibles in an IRA, for example, but you can own gold if its in bullion or coin form and meets a fineness criteria.

If the situation were reversed, and someone told you that due to a coin toss (or some other arbitrary selection criteria), you were going to need to be gone in 2 weeks, you wouldn't take it well.

I can certainly see both sides of the coin and understand what each of you is saying.

It also has a good size out building on the property that a few coin operated laundry machines would do great in. she definitely wants to walk out before 15 years, so she would be paying extra principle payments to pay off early.

Account ClosedReal Estate Operator is the legal, business and taxation term used for what you do, you are not an "investor" from those aspects, "investor" is pretty much coined by gurus to add to the glorification of being seen as a "big player" and that falls pretty fast off the cliff when speaking to professionals who know better.

I'm finally starting my adventure in the RE investment world. Like many of you I will be starting out with wholesaling. does anyone know of any title companies in Kansas City that are investor friendly?

Get plugged-in, help bird dog/wholesale a deal, partner up with someone, etc so you can get some coin in the bank and gain some experience.

But the information above shows you another side of the coin... beware!
