From what I can tell the best area is closest to Boston like a Somerville, Cambridge, Medford but it is all about finding the deals.

The two closest REIAs are an hour and half away and two and half hours away.

Some of the blocks closest to the lake are actually commonly occupied by 6-figure-earning professionals. 

Asking people who don't know you whether you should pursue rentals or flips would be likely asking people who don't know you if you should have lasagna or steak for dinner.

It competes with the most notoriously violent areas in San Diego (I lived there 5 years and my house took bullets as did my closest friend's house no where near my house). 

Hawaii is the closest Air Medivac and would appreciate any help as far as transportations for these wounded people.

I currently - -Look for vacant property, talk to neighbors, try to contact the owners-Advertise in the local paper-Post bandit signs -am placing flyers in every local business that will allow me to -belong to the closest REIA -Actively look for wholesalers, landlords, anyone in the business that may be able to help/provide me with leads.
