Definitely ask for references of clients that he has built ADUs for.Similarly, the $200K seems too high unless the foundation needs a lot of work to accommodate an ADU or you have other cost uppers (need a lot of hardscape or very high finishes).  

And maybe negotiate a floating or extended closing date of 30-60 days to accommodate any last-minute construction hiccups.Buying new construction to complegte a 1031 should be a relatively simple process. 

Nobody ever answers that question.Bottom line: the applicant is supposed to make a "reasonable request for accommodation" and you are supposed to allow it as long as the request is reasonable.

Both of those counties are very accommodating to short term rentals. 

"non-recourse" as it is required with holding a property in a retirement fund - yes, there are lenders that provide this specific loan type and you can certainly accommodate holding an asset in an retirement fund with a mortgage.  

A better alternative might be mid-term rentals, which primarily accommodate traveling nurses.Additionally, you may want to consider choosing a location with lower costs.

It is good to write in to your offer options to extend escrow to accommodate your 1031 exchange. 

A small lake limits some water activities, where as a large lake can accommodate anything.
