You can try requesting this from the listing agent, and/or add an offer contingency.In terms of what numbers you can trust, I've listed these from least trustworthy to most trustworthy.  

Educate yourself of the different avenues, determine your investment goals, and look for proven, viable, trustworthy and transparent teams.

You need to establish relationships to see who is trustworthy.

I was told by a semis trustworthy source that they will give me a sherrif eviction and I can go in and take whatever I want.

She can claim someone stole something, so get trustworthy contractors. 

You just have to come across as someone that is nice to talk with, friendly, non-judgmental, and trustworthy.
