Without cash flow though it is hard to gain traction and make it all work.

In Atlanta, I'd look for an area close to an "A" area with good housing stock and some traction.  

The problem with going for $150K house is that it "eats" up your buying power a lot quicker than a $50K house when you are just starting out.I think you have to gain some momentum at first and then as you gain traction as a landlord funding gets a little easier.

Prices have been strong and supply has been low for years.You may be able to find a good deal in Corktown, the same way you can find a good deal in Royal Oak or Troy, by beating the bushes and getting a bit lucky, but Corktown isn't a neighborhood that is just starting to get some traction, making the turn around, getting discovered by gays, hipsters and creatives.

And I do not use it as an attention getting device or to promote a product, or to be able to post in blogs.
