I'm rather paranoid about getting sued after having to evict a nightmare tenant on another property with nothing wrong with it who refused to pay rent, refused to move out, constantly insulted and harassed me, and frequently threatened to sue me for millions I believe for injuries he sustained when he was drunk and stumbled.

I live outside the state where the property is located and now the tenant's lawyer is threatening to collect on the judgement if I don't pay in full through "Execution of Wages".

Tenant had subleased the apartment to someone else (found out in the last week of tenancy )They did not provide me any forwarding address and was no response when I asked them.30 days later they are threatening to sue me using an attorney (That's what they told me over the phone)I did send a notice to deduct security deposit  but to my own condo (last known address). 

I had recently found out she was allowing 3 other people (heroine junkies) to rent the house, so I threatened to report her for DSS fraud if they all didn't move out.  

I suspect that it is close to annually that someone has threatened to sue us.

At the time they told me it was not illegal to follow us or video tape us through windows and open doors in various units all the time because he had not threatened us.
